The Client
With a strong client base across the South East and London, our client are an independent metal fabrication service providing high quality metal and steel work for clientele both commercial and domestic.
The Problem
Once RVA Surveyors were appointed to review our client’s business rates, it was found that the property valuation was incorrect for several reasons; they were charged under the wrong address during the 23/24 and 24/25 rating year and buildings not under their occupation were included within their rates bill.
The Valuation Office Agency (VOA) and local council had also assessed the property various times, however both assessments resulted in mismatched information leading to multiple rates bills with incorrect details and business rates costs. Due to this, the VOA rejected the case on multiple occasions, leading to several re-submissions.
The Solution
To resolve these issues, our expert surveyor carried out a detailed inspection of the property, with a focus on showing the premises and location that the client actually occupied. This required a detailed site plan highlighting areas occupied, including evidence to support the buildings not occupied by our clients leading to a formal request to split the properties.
Also included within the Check were new lower measurements, leading to reductions in price per square meter in specific areas.
The Outcome
Through the determination of the surveyor and detailed evidence submitted, RVA Surveyors was successful in the final submission with the VOA accepting the Check, leading to a saving of over £12,000 for the client backdated to April 2023, the start of their current rating list period.
The success of the Check means that our client’s historic, current and future business rates liabilities are correct and truly reflect the property type, size, and location.
