The Client

With almost 20 years in service, our client are a cross-sector enterprise with a comprehensive suite of services including shopfitting, warehousing, logistics and maintenance for the utilities sector.

The client originally assigned RVA Surveyors back in early 2023, where we were successful in reducing their liabilities from £145,000 to £137,000 by identifying a split of the property which took place in the 2017 list.

For every client of RVA Surveyors, the specialist in-house team conduct an annual review of the property details to ensure that all applicable reductions are claimed. And it was during the most recent annual review for this client that further reductions were identified.

The Solution

Through comparable research conducted by the surveyor, it was found that a separate property in the same business estate had their business rates reviewed and challenged, which led to a reduction in tone/price per square meter.

Due to the properties being in the same scheme this meant our client’s commercial premise could also see a reduction in tone, so a Check case was sent to the Valuation Office Agency (VOA) to ensure our client’s tone also reduced.

If not detected through our annual review, this would have led to incorrect business rates going into the 2026 revaluation, and a further increase in liabilities for our client.

The Outcome

With our annual review identifying the change in scheme reducing the base price per square meter from £50 to £40 and our quick response to send a Check to the Valuation Office Agency (VOA), our client were successful in receiving additional savings on their business rates liabilities, taking their new Rateable Value from £137,000 to £123,000.

By conducting annual reviews, our specialist teams can ensure that all possible savings are detected and applied to client’s accounts ensuring their liabilities are correct throughout current and future rating lists.
