The Client
Set in Huddersfield, West Yorkshire, our client have been in operation for over 120 years specialising in the fabrication and manufacturing of ventilation systems. Set in the heart of a town famous for its cloth production in the 19th and 20th centuries, our client started out manufacturing components for Huddersfield textile industries and have now become the go to experts in ventilation solutions.
The Problem
Currently taking occupation of three units, our client first moved to their current location in 2004 initially occupying two units, one for their main operations and the other for storage. Then in 2019 the client expanded their operations and included another unit for additional storage.
Once RVA Surveyors were assigned to conduct an in-depth review of the units, it was found by one of our expert surveyors that each unit was valuated by the Valuation Office Agency (VOA) as separate assessments, which in turn increases the overall Rateable Value (RV), when they could be assessed as one.
The Solution
To do this, our surveyor submitted a Check with the goal to merge the three units and if successful, would lead to a reduction in the overall tone/m2 and Rateable Value. Evidence such as rental documents, photographic evidence and floors plans were collected to build the case.
This collection of evidence would show the VOA how each of the units were used by our client, and why they can be valued under one assessment due to how each unit is dependent on one another.
The Outcome
The VOA accepted the request to merge the units, reducing our clients Rateable Value from £55,350 to £45,250, and leading to a total in savings of £14,926. With the units merged this now ensures that our client’s property is valued as one instead of three, reducing their liabilities and securing future costs.
